Favorite New Listings 5/6/21 + Foreclosure Update

 

Our internet was down yesterday afternoon and didn't recover for a while so I missed this post yesterday.

In the meantime, news on real estate related moratoriums. The federal moratorium on evicting non paying tenants was deemed illegal and landlords able to evict tenants as of yesterday ... for about a nano second. Then the judgement was appealed and back to no evictions until the end of the moratorium on 6/30.

That being said, California has its own "better" moratorium. So I went looking for how other states are handling the eviction moratorium and stumbled across this site that examines what all the states are doing, or not doing, about tenant eviction related to Covid. Its actually very interesting and not a shocker that California is right out there in front with the most protections along with New York, Oregon and Washington. Click here to see the spreadsheet like list of other states. The thing that concerns me about this is of course, when the moratoriums are lifted, where are all these non paying tenants going to go? With a long stretch of not paying when references are checked, coupled with the lack of available rentals, it's not a rosy picture for tenants. Those that can buy, should.

For mortgages, there is a similar ban. Banks aren't allowed to foreclose on loans that are in default under forbearance rules of the CARES Act. You can read about that by clicking here. There are some deadlines for application in that link so if you are struggling, check that out so you know what the options are. There are special programs for landlords with non paying tenants in that link. Also credit score protection is built in and more. You can see the California Help for Renters and Landlords page by clicking here. "Forebearance" doesn't mean forever and what you owe continues to accumulate and be collectable. There is no free lunch. I have a special interest in landlords who are struggling with non paying tenants and therefore in danger of foreclosure themselves. There is some help in the above website but only if you own 3 units or less and even at that, it's not enough. I know many mom and pop landlords who own more than 3 units and believe me, they don't have the ability to absorb tenants who haven't paid in over a year. Many wiping out their own savings. A much better distinction needs to made between mom and pop landlords and mega corporations who own a sea of rentals. Landlords, forced to bear the burden of non paying tenants, in my mind, is a travesty which has largely gone unrecognized and swept under the rug.

Beautiful upgrades in this 1946 home. Lower level huge master suite. HIgh speed internet in Nevada City is highly sought after.


Hard to find modern flair.

Clean lines, currently trending color palette, easy care yard. In excellent condition.

Fun outside with mini pond, love the huge windows in the open concept living and kitchen space. Clean.

Favorites Over 700K

Direct access to Mirror Lake. Nice kitchen remodel. Shopping single digit minutes away.

Gorgeousness in Lake of the Pines. Fabulous choices in upgrades. A beautiful home. On a full acre of usable. This one is something to see for sure.

You have to check out the ceiling in this one. A nice alternative for buyers who want something nobody else has.

For classic lovers, this one will be a joy to look at. Quite lovely without being austere. Stately, even. I do love a good classic design and Colfax is adorable.
