The numbers, even though I see them every day, are still surprising. https://www.noradarealestate.com/blog/california-housing-market/ Bad News: There is talk in the wind of limiting the amount of profit sheltered in 1031 tax deferred exchanges to 500K. That may seem like a lot of profit but it isn't. A person holding a rental of any kind will easily realize way more than 500K profit if they hold it for long enough or buy at the right time. Heck, these days, a person can gain 500K in a few months. With capital gains proposals nearing 44%, you can quickly deduce that investment in rentals will go down, creating slums and unimproved buildings and rents will go up. It's a bad bit of business all the way around and will impact all rental owners, not just the wealthy.
