Favorite New Listings + April Report and Stats

Whereas it's a no brainer that we are in a sellers market, and looks like it will be for some time coming, knowing just how good it is compared to last year is important to both buyers and sellers. Click here for April YTD stat report for Nevada County. The numbers are quite amazing. Favorites Under 700K

Drive a little, save a lot by checking out Browns Valley if you haven't done so already. Ranchette buyers will love it out here due to the livestock friendly topography, ranch style living and many wide open spaces due to less pine trees and more open meadows. This particular home is immaculate with big views, a spacious floor plan, nicely paved driveway, private well. 5 acres with quite a bit of usable and a cute little barn.

I would love to live on a street called Pony Express Trail! Completely remodeled with style and good taste, it feels brand new. I love the topography of this 10+ acre parcel which is almost all usable, fenced and cross fenced. Shared private well. Really charming and turn key. A very good option for those needing elbow room or furry friend space.

Very clean newer home from 1997 with a ton of design drama. An intriguing design, created to allow as much natural light as possible. If you love light, you will love this one. Set on 3+ acres of flat to gently rolling land, it is the perfect parcel size as it works for those who just want elbow room and also those with storage or furry friend facility needs.


Favorites Over 700K

A beautiful home in one of my favorite locations, The Cedars. Amongst other higher end homes, the gated upscale lifestyle will please those looking for less rural and more understated luxury. Public utility water.

An amazing horse property. As in a REAL horse property. Some "horse properties" aren't what I would call suitable for the serious equestrian but this one for sure is. The arena is clearly designed by someone who knows what they are doing. Check out the 96' by 208' arena. That is big enough for many, if not most, disciplines. Fenced, cross fenced with pretty irrigated pastures and a 7 stall breezeway barn. Ok, beyond all the cool horsey stuff, there is also an amazing year round very large pond which serves as a beautiful backdrop to the main residence. This 3,000 + square foot home built in 2005 has all the makings of an upscale ranchette headquarters. Add to that the petite fully self contained guest unit over the shop plus high speed internet, and you have yourself a property that checks a lot of boxes. See this one.
