Favorites 5/20/21

 Favorites Under 700K


For those needing acreage but struggling to get into acreage pricing, this is a nice alternative. 1984 manufacured home in excellent condition. Looks like maybe on a permanent foundation? I can ask about that. A yes answer to that is pivotal in financing a purchase of a manufactured home on private land with a loan. Quite a bit of this 5 acres is usable, even has a few small pens on site. Nice start for horse owners or other furry friends habitat.

Favorites Over 700K

Super cute farmhouse on 9+ acres. Loads of interior upgrades. Quite a lot of usable and some nice tree portions of the land add interest and shade. Easy jet down to the 49 or 80, depending on your commute direction. Not sure about the parcel split indicated in the property narrative. Says dividable into two 5 acres pieces but the parcel is 9.30 acres so buyers, if interested in this aspect, should investigate further.


This beautiful home has a lot to offer, especially the location. Cement Hill is one of my very favorite areas. Its rural yet close to everything and feels so private. Interesting floor plan, pretty kitchen, views, pool, giant shop. Bonus, this listing agent provided a floor plan which you can see in the photo array.

Horse property in Grass Valley. Cute house, exceptional views, pool, really nice barn and some fenced pastures. Even high speed internet!

Two site built houses on 12 usable acres. Set up for dog and horse boarding which makes this one highly unusual and valuable to those interested in this income producing aspect. Usable land with a pond. Check out the 80x220 covered arena with what looks like really nice footing. Shop and so much more. The California Association of Realtors posted today:

California median home price breaks $800,000 in April with home sales remaining robust as spring home-buying season kicks off, C.A.R. reports
- Existing, single-family home sales totaled 458,170 in April on a seasonally adjusted annualized rate, up 2.6 percent from March and up 65.1 percent from April 2020.
- April’s statewide median home price was $813,980, up 7.2 percent from March and up 34.2 percent from April 2020.
- Year-to-date statewide home sales were up 26.2 percent in April.

And in other news, Warren Buffett is throwing some money at modular housing. When he starts throwing money around, I start listening. Read about that by clicking here. Makes sense since they aren't made of wood!

Favorite New Listings 5/18/21 + In the News: New housing starts take a 13% hit

 

As home builders are unable to complete new homes due to shortages in materials and labor, their production is down a whopping 13+%. See the CNBC article by clicking here. . I took a look at land sales in this region expecting to see a drop in land purchases due to escalation of costs to build but so far, sales are heading up slowly but surely and inventory is heading down. Because its a long permitting wait before you can actually hammer a nail, perhaps home builder buyers are planning on waiting out the shortages in a "this too shall pass" methodology. Favorites Under 700K

Nice pricing for weekend hideaway or full time living. The location in between Scotts Flat Lake and downtown Nevada City pretty much takes care of easy access to a lot of cool stuff in this region. Scotts Flat is my personal favorite lake.

Favorites Over 700K

Pretty newer home from 1994 on 10 acres with superior views and a large private pond. Extra large shop, fenced and cross fenced for horses.

From the exterior you might think this home to be dark but quite the contrary. Inside is light and bright with a soft lighter color palette than we often see in this style home. I love the kitchen! The master suite is spacious and nicely appointed. Really a stunning home and a beautiful example of upscale mountain living.

Get this. 85 acres with 3 separate parcels. 3700 square foot custom home. 8 acre lake (yes, 8 acres of private lake), 2,000 square foot shop. Woodlands, orchards and private riding trails. Wow! Where I came from on the central coast, this would be 15 mil plus, easy. Maybe more.

Favorite New Listings 5/17/21 + How Real Estate Commissions Really Work

Because there is a lot of misinformation out there about how real estate commissions really work, I made this short video to explain a few details to educate and dispel misunderstandings in the general public about this important topic.

For those that like the downtown vibe, and added benefit of being able to amble into town for a bite, this one is sure to meet a lot of needs. Circa 1880 yet brought forward in a thoughtful way. Unpretentious updating has left the original charm in place and allows the decorator to take this home in a lot of directions. Neat and tidy, this vintage home will make somebody very happy.

Rustic without being "campy", this home is charming, relaxed and bright. I would LOVE to be able to walk to Scotts Flat Lake, which is my personal favorite. A very cute home with a ton of charm. Good for full time or part time living with some nice elbow room on over an acre.


A lot of really cool features in this immaculate home. A really nice mix of textures and soft color palette with some whimsy thrown in for good measure. I love the kitchen and laundry! The landscaping is lush but easy care. Really pretty.

Gardeners rejoice! You don't have to start from scratch. That garden you probably would design exactly like t his anyway is already done and done! Such gorgeous landscaping. The house too is really nicely presented with quality and good taste.

Car guy/gal nirvana meets entertainers dream. The 4400+ square foot luxury level home just built in 1999 delivers big on all the amenities todays discerning buyer wants plus an attached guest unit. Private cul de sac location on nearly 8 acres with pretty views, gorgeous pool and some horse or other furry friend facilities. A nice meld of country and classy.

Favorites Under 700K

Not your typical LWW at all, this one has very interesting angles and cool ceilings in a great floor plan. Nicely presented with eye catching entry to the living area.

New design style from 1999 which means open spaces and loads of natural light. Very pretty presentation in a private location in Alta Sierra.

Favorites Over 700K

This one is special. Rim location with big views, an interesting floor plan plus a pretty pond and mini water fall. So much privacy here too.

The luxury market is where northern California really shines, in my opinion. This property, in many parts of California, could be 5 times this price. Or more. Beautiful home just under 5,000 square feet with gorgeous views, gate house and shop, spring fed swimming pond with private beach, 50 acres with madrone forest, 1,100 feet of Lower Scots Flat lake private lake frontage. An incredible amount of privacy is only a small part of the enjoyment this kind of property offers. Full time or part time living, this is a once in a lifetime offering. Scotts Flat is my personal favorite lake with all manner of lake fun possible. Unlike some lakes in California, this is a recreational lake with swimming, kayaking, water skiing, fishing and other water sports allowed.

Favorite New Listings 5/13/21 + OPEN HOUSES ARE BACK!!

 

California Public Health has said just today that we Realtors can go back to doing open houses. It is important to note that we never were prohibited from doing them and in fact, I kept doing them. Most of the time, I was the ONLY open house in the area. We just had to follow certain protocols. Even so, open houses were largely not happening, not in this neck of the woods anyway. Hopefully that will change now. Open houses are a vital tool for buyers. Many buyers choose not to have an agent representing them so access through open houses is vitally important. I welcome this return to sanity as buyers can now exercise a fundamental part of house hunting. Masks are still required (sigh) and capacity is limited though there are absolutely no guidelines yet as to what "capacity" actually means. Favorites Under 700K

Super cute in Alta Sierra (no mandatory HOA fee). This one built in 1999 with all the new style designs including tall ceilings and tons of natural light. I love newer homes due to the attention these designs focus on natural light. Very pretty and priced attractively. See this one.

You can not beat the location of this one on the 3rd hole and 4th tee, overlooking a magical pond. Very northern California in design, the rich tones inside and large view windows to the outside with verdant landscaping are quintessential Nor Cal. In this case though, the quality of the original build is inescapably superior to many. Not some slapped up tract home affair. This one was designed and built carefully with quality and craftsmanship. Just enough drama to make it interesting but still comfy and cozy. It is my favorite Lake Wildwood listing right now. See it.

That mid century modern remodel you are hankering to do is perfectly presented in this home that already has the lines and angles you are looking for.

The term "unparalleled views" is overused but in this particular instance, it is absolutely true. The views from this rim location are truly outstanding and what you are looking at is beautiful, not just a bunch of rooftops. Tasteful full remodel coupled with some really intriguing lines and design elements make this one a smashing purchase for the discerning and light hearted buyer who not only wants pretty but needs a bit of fun thrown in for good measure.

Good news: Here is a pretty good forecasting article specific to the California housing market. The numbers, even though I see them every day, are still surprising. https://www.noradarealestate.com/blog/california-housing-market/

Bad News: There is talk in the wind of limiting the amount of profit sheltered in 1031 tax deferred exchanges to 500K. That may seem like a lot of profit but it isn't. A person holding a rental of any kind will easily realize way more than 500K profit if they hold it for long enough or buy at the right time. Heck, these days, a person can gain 500K in a few months. With capital gains proposals nearing 44%, you can quickly deduce that investment in rentals will go down, creating slums and unimproved buildings and rents will go up. It's a bad bit of business all the way around and will impact all rental owners, not just the wealthy. Easy living in this single story, simple driveway, well cared for home just mere steps from Explorer park and the beach. Taking a stroll to the water couldn't be any easier at this price point. Water access without the big water front price tag!

If you like newer style construction and floor plans, you'll love this one. Easy single story living on a usable 2.5 acre parcel. The ceilings in this home are super cool! This is a gently lived in home, very much like new. Even has high speed internet!

Big views, big master closet! Almost new home just built in 2014 on 5 acres. Super clean!

Upscale magazine worthy cedar log home on 10+ acres with a lot of usable and some pretty nice horse facilities including a Castlebrook 4 stall barn. Big views, impressive and elegant design, constructed with consistent quality and attention to detail. One of the nicest log homes I have seen around here.

The elusive true modern farmhouse you have all been seeking is finally here! Classic yet trending, which is pretty hard to pull off. This one has all the elements todays modern farmhouse groupie is looking for combined with a back yard that checks a lot of boxes with entertaining deck, pool, sport court and still plenty of yard for playing, gardens or furry friends. This is a good one.
